The Botany Waterloo was designed by fusing cosmopolitan urban style and spacious outdoor spaces with abundant greenery. With a warm white façade, dark brown bricks, and green planters, this bold development sets new standards for Waterloo, inspired by its industrial heritage. As the competition winning design architect, our focus has been to enable community and an exceptional development outcome for the City of Sydney.

With 132 studio, one, two and three-bedroom apartments over 7 storeys, The Botany Waterloo was designed for HYG Property Developers based in Sydney. This emerging precinct explores the notion of living together and sharing the benefits that art and landscape bring to living well.

The Botany has a distinctively boutique feel—while remaining true to the industrial roots of the area. Its 132 apartments are spread across two buildings, with just three to four apartments on each floor.

Ultimately building pride in the community and maintaining its attractiveness as a place to live, the precinct offers a great opportunity to bring galleries and cafes to the development that enhance the living amenity.

Externally, the landscaping at The Botany is a cut above. The development aligns with the principles set out in the ‘Greening Sydney’ plan, with a series of interconnected green spaces promoting a healthy, complex and biodiverse urban environment.

The building's architectural form explores the interrelationships of large planes as great canvases where compositional elements frame everyday life and activity. The gallery courtyard brings residents together in a grand outdoor hall through their apartment lobbies.

Aiming to integrate activity, art, landscape and living, The Botany's authentic facilities are provided for residents to enjoy throughout the year. The multifunctional Artist Studio on the ground floor near the entrance is specially crafted for the residents to express themselves through painting, sculpting or while participating in art programs with the local artists. The communal Roof Garden filled with greenery creates the perfect space for relaxing, celebrations or simple breakout workplaces.

Following the best practice principles of “Ecological Sustainable Development” (ESD), the team at Cottee Parker ensured a high degree of energy efficiency was achieved by having emphasis placed on the passive efficiency of the building. It includes passive heating, passive cooling, natural lighting, and natural ventilation. The passive systems when combined with smart technologies and operational strategies, lead to a very energy-efficient, low-maintenance, and cost-effective building
